Picture One (crawl space) This picture was taken at a potential investment property in Sharonville Ohio. Our clients were pretty excited with this property until they found out that the vapor barrier (pictured) in the crawl space had been incorrectly attached to the insulation that was installed upside down. This arraignment seems to have been this way for quite some time. Mostly all of the floorboards and floor joists were either rotted or had a mold build-up upon them. Our clients were so thankful that they later booked us for another inspection.

Picture Two (hail damage) This photo was taken on a 2 year old Sharonville Ohio home. The owner listed the roof in excellent condition in the disclosure report. He was right except for one thing. There were numerous locations with hail damage. As you can see in the picture, hail damage can substantially lower the functional life expectancy of a shingle. Unfortunately the shingles are not warranted for such damage. The current owner will probably have to swallow this expense.

Picture Three (wiring) This picture was taken in an older home in Dayton Ohio. This wiring has seen better days. Note the split sheathing coming from the middle distribution wire from the panel. Upon further inspection of the attic wiring, we found several locations such as this that are definite fire hazard. We recommended a certified licensed electrician repair these items.

Picture Four (fan limiter) This photo was taken in a middle aged home in Sharonville Ohio. This unit had been recently serviced and the owner said it was in good working condition. Upon initial start up and during the heating cycle, the unit responded well. Upon further testing we found a faulty fan limiting switch. The fan limiting switch does what is says.
