Q:How much is a home inspection?

A:The answer depends on a few variables. Some home inspection companies charge a flat rate based on square footage alone. A 2000 square foot home that is 8 years old could take 2.5 hours to inspect while a 80 year old 2000 square foot home with a crawlspace and detached garage could take 4 hours. Do you really want to hire an inspector that is wiling to work 1.5 hours for free. Is it really free? Would you feel comfortable with getting a thorough inspection? Usually these inspectors will skip items to make up for their time by say passing the garage, crawlspace/attic and electric panel. I've seen them doing this when we were inspecting auction properties where there were several inspectors onsite for individual clients. One inspector didn't even inspect the roof. He just went around the perimeter of the house and visually inspected via eye site alone.

When you call us, be prepared to have the square footage or asking price, age, location, whether or not there is a basement, crawlspace, detached garage, outbuildings and etc. Also, we will usually ask if the house is vacant and if so for how long.
