Picture One (Roof Flashing)
Often times roofers do not put flashing where a wall meets a lower roof. This can decrease their estimate quote and land them the job. Unfortunately this home owner was unaware of the moisture problems this had caused inside the walls. You can see by the discoloration on the asbestos shingle that there may be a problem in this area. The use of a digital protimeter on the interior walls confirmed that this was indeed a problem area.

Picture Two (Aluminum Gutter )
This photo was taken in a 83 year old home in Dayton, Ohio. As you can see this gutter is loose and misplaced. Upon further examination it was found that the fascia board (the board that the gutters are attached to) had extensive rot at the time of inspection.

Picture Three (Floor Joists)
This photo was taken in Dayton Ohio in the Cooper Park section of the city. You will notice that these floor joists had been excessively notched at the painted brick support column. Although this is common in older homes we recommended further evaluation by a licensed contractor specializing in structural repairs.

Picture Four (Distribution Wiring)
This is a photo taken at a home in Dayton Ohio. This is a picture of some old knob & tube wiring that you may or may not be familiar with. Knob and tube wiring is considered physically and technologically obsolete. Most homes that we had inspected in this area, over 75 years old had this type of wiring installed. Knob & Tube wiring is considered a fire hazard by some experts because of it's tendency to "unravel" exposing energized wiring. Also the practice of installing this wiring under loose insulation was very common during this time. We generally recommend having this wiring further examined by a licensed electrician. There are a few exceptions to this rule.
